We made some progress last week, but didn’t quite finish everything we were hoping to finish. The plumbing got done, but without power, we don’t have hot water, and couldn’t have our final plumbing inspection. The backsplash in the kitchen got installed, but it wasn’t grouted yet. Carpet went in, other than the steps, which need a special tool that requires us to have power. We did get our HVAC finished up, passed our sprinkler inspection, got our front porch columns built and got our shutters installed. And on the exterior, we didn’t get the bio-retention pond in nor the final grading.
The coming week will be all about tying up some interior loose ends, getting power installed and making some big progress on the exterior. We’ll also have our furniture delivered from Atlanta, where it’s been in storage since last summer.
Here’s what’s on the schedule for this week:
- Blower Door Test: On Monday, our inspector will be back to run a “blower door test,” which will test the overall airtightness of the entire house. This is required to pass our final building inspection.
- Finish Backsplash: On Monday, the kitchen backsplash will get grouted.
- Finish Front Handrail: On Monday, our carpenters will be back to finish up the handrail on the front porch.
- Repair Rear Deck Post: On Monday, our carpenters will install a new structural post where we needed to pour a new deck footer a couple weeks ago.
- Furniture Delivered: On Tuesday, our furniture will be delivered from Atlanta.
- Bio-Retention Pond: By Wednesday, we hope to have our bio-retention pond completed (finally!).
- Finish Electrical: On Wednesday and Thursday, our electricians will be back to finish up the electrical work and test the electrical system on the interior.
- HVAC Startup: On Friday, our HVAC company will start up our HVAC system.
- Finish Carpet: On Friday, the steps will get carpeted.
- Finish Gutters: By Friday, we should finish the last downspout, which needed to be held off because the front columns weren’t completed.
- Final Grading: By Saturday, I’ll bring my bobcat guy in to do some final grading.
Assuming we get power this week and there are no major issues that come up, I’m confident that we’re on-schedule to have the interior completed by Thanksgiving. And if we can finish the bio-retention pond and the final grading this week, we still have a shot of finishing the exterior before Thanksgiving, which is required to get our final inspections passed. So, this is a big week — if everything goes well, we’ll likely hit our goal; if everything doesn’t go well, we’ll likely miss our goal.
